As projects advance, they may create paid professional work, operating and supply contracts, land transactions, and project-level investment opportunities for the project participants needed to move them forward. Participation is project-specific. Registering your company puts it in front of North Star for current and future projects that match; it is not a commitment by either side, and it does not guarantee a role, a contract, or a return.

Landowners

I own land or represent land

North Star may purchase, option, or ground-lease land that fits a documented project need. Structure and terms are negotiated for the specific site.

Possible economics: a land sale, an option payment, or a ground lease, depending on what fits the site and the parties. No single structure is prescribed in advance.

Motor Carriers

I operate a truck fleet

North Star can evaluate parking, relay, and trailer-capacity needs along a fleet's actual lanes and determine whether a project is supportable.

Possible economics: access to parking, relay, or trailer capacity built to your lanes, priced as a customer or operating-partner relationship. Fleets are not asked to invest in a project to use it.

Fuel distributors and cardlock operators: where the market and site support it, a North Star project may include fuel or related operating components, with terms set per site. Tell us about your fuel operation ›

As projects advance, they may create paid feasibility, engineering, entitlement, construction, and supplier assignments, market by market.

Possible economics: paid professional and construction work as projects advance - feasibility and entitlement input early, contracted delivery roles as a project is built.

Some projects or individual components may require an operating, leasing, or service partner - your business, running on a North Star site.

Possible economics: an operating or lease agreement for the facility or for one component of it, with revenue set by that agreement, not guaranteed by North Star.

North Star evaluates development opportunities for public bodies as a paid engagement, with a written case your board can review.

Possible economics: freight infrastructure and job creation for the jurisdiction, evaluated through that paid engagement rather than a registration form.

I bring capital

Project-level capital funds a single site's development; company-level capital funds the platform. Each is a different conversation.

Possible economics: in North Star's illustrative project structure, investor capital receives a stated preference ahead of North Star's own participation in that project. Actual terms vary by project and are established in the definitive documents.
