North Star works in two ways: it can be retained to advance a project that belongs to someone else, and it also originates and advances projects of its own. The two categories below are distinct engagements, not two versions of the same offer.
Development Services for Hire
North Star can be retained for a limited assignment or a broader contract-development role
North Star will evaluate the opportunity and tell you whether it is worth pursuing, what the principal risks are, and what the next step would cost.

The report answers whether an opportunity is worth the next substantial investment in engineering, entitlement, and acquisition diligence. It hands cleanly to your own engineer or entitlement counsel.
It does not include construction, and it does not include representing you before a planning department - that is a separate, later engagement, priced and scoped on its own.
Compensation is scope-dependent, not a published schedule: a limited assignment is typically fixed-fee or hourly, while a broader contract-developer role can involve a retainer, a development fee, reimbursables, participation, or a negotiated combination. Every assignment gets a written scope, schedule, compensation, and authorization before work begins.
North Star Developments
North Star also originates and advances its own or partner-led projects
Outside a hired engagement, North Star runs the same process on its own account: selecting markets, using iVerify and related tools, identifying sites, securing or arranging control, defining the development concept, assembling the project team, and reducing risk step by step as the project advances toward entitlement, financing, construction, operation, sale, assignment, or joint ownership.
